We’ve seen a solid number of new listings launch over the past week but talk to any active buyer and they’ll tell you that choice is still limited – especially for anything that’s better than just “decent.”

And time is ticking if you want to secure a property in 2025.

The Cup Weekend break is less than four weeks away, which means there won’t be many new auction campaigns launching this week either. 

Vendors have either squeezed into Super Saturday on October 25th or are holding out for the November 8th auction weekend or beyond.

This means that unless your next home is already listed and online, the window for that elusive, reasonably priced, box-ticking property is narrowing. 

There are roughly six weeks left for new listings to hit the market before Christmas.

December 13th will be the last proper auction weekend of the year. From mid-November, the new listings pipeline slows to a trickle until late January, aside from a handful of off-markets and passed-in properties offered privately.

Patience is a virtue.

This cliché isn’t particularly helpful if you’re a motivated buyer!

The classic ‘wait and see’ approach rarely helps anyone make meaningful progress on their property plans. If everyone sits back and waits, listings simply grind to a halt.

Stonnington is a mature, tightly held market. Period homes are finite. For them to change hands, you need two willing parties — buyer and seller. It takes two to tango. 

The good news is we’ve continued to see strong results and spirited competition for well-located, well-presented homes in recent months. 

This competitive energy is giving vendors confidence to push ahead with their campaigns.

And those vendors are being rewarded with premium prices in this low-stock environment.

I spoke to our rep from Realestate.com.auyesterday and apparently listings across Melbourne (and all of Australia) are down 20 percent compared to this time last year… No wonder prices are increasing!

She said their media division is desperate for more good news stories to entice vendors to market. 

What we need now is more owners willing to take the plunge, to give buyers a fighting chance of finding their next home before year’s end.
